Cable TV and Internet service is provided through a bulk agreement with Comcast for all owners.

QHow do I submit an architectural request?
Download the Architectural Change Application from the Documents page and submit the completed form to billing@modelhoa.com. For questions, contact Model HOA (effective May 1, 2026) at (435) 731-4095 or billing@modelhoa.com. All modifications require Board approval before work begins.
QWhen are assessments due?
Quarterly assessments are due on the first of each quarter. The fiscal year runs May 1 through April 30. Billing and payments are managed by Model HOA (effective May 1, 2026) — contact them at (435) 731-4095 or billing@modelhoa.com for payment options or auto-pay setup.
QWhat are the parking rules?
Each unit has assigned parking. Vehicles must display a valid parking pass. No overnight guest parking in fire lanes. Oversized vehicles and trailers are restricted.
QCan I rent my unit?
Short and Long term rentals are allowed subject to certain conditions including, but not limited to Park City short-term rental ordinances. Review the rules and regulations for current guidelines and requirements.
QWhat does my HOA fee cover?
Common area maintenance, landscaping, snow removal, master insurance policy, water/sewer, trash, cable tv and internet, pool upkeep, capital contributions to the reserve fund, and property management fees. QWho handles maintenance?
Common area maintenance is handled by K&K Property Management — call (435) 200-4713 (including after-hours emergencies) or email owners@knkpm.com. Interior unit issues are the owner's responsibility unless they originate from a common element.
QWho manages the association?
Beginning May 1, 2026, PACA works with two management providers. Model HOA (effective May 1, 2026) handles all billing, assessments, title/lender inquiries, and architectural applications — reach them at (435) 731-4095 or billing@modelhoa.com. K&K Property Management handles all maintenance — call (435) 200-4713 (including after-hours emergencies) or email owners@knkpm.com.
QWhen does the pool open?
The community pool opens 7 days prior to Memorial Day Weekend each year. Review the Pool & Clubhouse Rules before use.
QHow do I install air conditioning?
All HVAC installations must follow the Air Conditioning Rules & Specs and require an approved Architectural Application before work begins.
QHow do I attend a board meeting?
Board meetings are held via Zoom. Meeting details are emailed to all owners in advance. Contact the Board if you haven't received the Zoom link.
